  1. After the plan is drawn and printed the owner or Construction Consultant should submit the plan to the local authority. (We always encourage clients to use the services of a Construction Consultant.

  2. For the local authority or council to approve a plan they will require a submission fee which is usually between 1% to 3% of the cost of building the structure plus 15% VAT

  3. The client or Construction Consultant is supposed to fill in a submission form that states the size, approximate cost and description of the property to be constructed.

  4. The local authority or council  usually requires 3 copies of the drawings one in black and white and 2 in color print. Depending on the  local council involved  some may require more than three (3) copies.

  5. Plan approval is a length process that usually takes one week to several months but can be sped up by way of doing frequent checks, frequent checks usually cost extra cost. (It is wiser to pay for frequent checks than waiting for the usual process as it has proven to be less costly if the project has to start early.)

  6. One can build a structure with a plan which has NOT yet been approved BUT this is always costly in the long term as council would require an expensive regularization process or you risk the structure being demolished.  We therefore advise our clients to build using an approved plans.

  7. Our plan submission fee for high density stands  is US$50, low density  $130 and for commercial structures the minimum is US$100.These rates are applicable for Harare & Bulawayo only, other places Call +263 775 185 929 or Email archmasterpvt@gmail.com for a quote.
